At Semler Homes, we offer two flexible options for building your new home based on your goals, budget, and desired level of involvement.
Two Pricing Packages to Choose From:
General Contracting Package
At Semler Homes, we believe in complete transparency. Rather than building hidden markups into every phase of construction, we charge the actual cost of your home plus a fixed General Contracting Fee of $40 per finished square foot.
This fee covers everything required to successfully manage your project, including:
Budgeting and cost control
Scheduling and coordinating all subcontractors
Obtaining permits and coordinating inspections
Material purchasing and supplier management
Jobsite supervision and quality control
Project management from start to finish
Warranty coordination after completion

Rather than serving as the General Contractor, Semler Homes provides professional project management services for a fixed fee of $20 per finished square foot. This allows you to maintain greater control of your project while relying on our decades of construction experience to help keep everything organized and on track.
What Our Project Management Fee Covers
Our Project Management Fee includes professional oversight throughout the construction process, including:
Construction planning and scheduling assistance
Coordination with subcontractors and suppliers
